In August of 2009, First Guardian Group formed a new joint venture to focus on investment sales and management of senior housing properties nationwide.

The dramatic projected increase in the US retirement aged population represents one of the most compelling real estate megatrends of the 21st century. The first baby boomers will turn 65 in 2011; and people age 65 and over are projected to represent 20 percent of the total U.S. population in 2030, compared with 12 percent in 2003. This population segment will be more affluent and live longer than its predecessors and is expected to significantly boost demand for senior housing solutions.

FGG's present strategy is focused on assisting institutional investors who are targeting portfolio acquisitions of distressed senior living properties, primarily independent and assisted living properties where the majority of the residents pay their rent out of private resources rather than from government programs.

FGG also offers asset and property management services through a nationwide group of regional management firms.
