HealthSouth Rehab Care facility in Fredericksburg, Virginia, is a newly constructed 40 bed inpatient rehabilitation hospital, completed in June 2007. The freestanding rehab care facility is located in the main medical community of Fredericksburg, adjacent to Mary Washington Hospital, multiple doctor offices, and other hospital support facilities. Rehabilitation Hospital of Fredericksburg, Inc., a wholly owned entity of HealthSouth Corporation, will execute a 15-year term absolute triple net (NNN) lease plus four options of five years each; annual rent increases tied to CPI up to 2%. The State of Virginia has issued a Certificate of Public Need for this 40-bed facility that grants exclusive right of use within a 25 mile radius. HealthSouth has negotiated a patient transfer agreement with the adjacent Mary Washington Hospital, a 412 bed acute care hospital owned by MediCorp Health System. Mary Washington is considered the sole acute care provider for the area and offers cardiology, open heart surgery, neurosurgery, orthopedics, intensive care, cancer treatment, brain injury, trauma care, and emergency care.
