FIRST GUARDIAN GROUP CLOSES DEVELOPMENT FUND IV

A new luxury apartment development located in Beaumont, Texas

San Jose, August 9, 2007 - First Guardian Group is pleased to announce the final closing of FGG The Preserve Fund IV, LLC. The Preserve at Dowlen located in Beaumont, Texas, is a new luxury 304 unit apartment development project in an area that is experiencing a shortage of apartment units due to a large influx of energy workers into the region.

Construction commenced in July 2007, with delivery of the leasing office / clubhouse and the first rental units scheduled for completion in January 2008. Construction should be completed on the project by July 2008, and is expected to reach 93% stabilized occupancy by October 2009. Construction will be completed under a guaranteed-maximum contract. The design and construction will comply with the 2000 International Building Code ("IBC") to ensure that the buildings will withstand hurricane force winds.
