First Guardian Group was founded in San Jose in 2003 as an independent acquisition and property and asset management firm offering:
- Superior risk adjusted private equity investments in managed investment grade real estate development projects and income properties
- The management of TIC properties tailored to meet the specialized needs of co-owners of Tenancy in Common (TIC) assets nationwide
Asset classes include generally newer commercial, retail, medical, and multifamily properties typically located in areas that are experiencing above average growth due to long term economic fundamentals.
First Guardian Group seeks to:
- Acquire stabilized income producing assets that are suitable for 1031 and Tenant in Common fractional ownership
- Provide ongoing asset and property management services including monthly, quarterly, and annual reporting, maintenance of TIC ownership structures, and tax compliance documentation
- Invest in all stages of ground-up real estate development
- Originate investments in joint ventures with established developers and strong local operating partners
- Provide private equity and debt options to real estate developers through leveraging an extensive network of relationships in both the capital markets as well as with regional and local banks.
First Guardian Group has been qualified by numerous nationally recognized securities broker-dealers who have approved the firm's offerings for investment by their clients. First Guardian Group and its strategic partner, Asset Plus Corporation, currently oversees over 35 TIC properties in 19 states with over 14,000,000 square feet under management, having over 650 TIC co-owners, plus numerous real estate development private equity funds.
