First Guardian Group was founded in San Jose in 2003 as an independent acquisition and property and asset management firm offering:

1. Superior risk adjusted private equity investments in managed investment grade distressed or stabilized real estate development projects and income properties.
2. The management of TIC properties tailored to meet the specialized needs of co-owners of Tenancy in Common (TIC) assets nationwide including distress situations due to their inability to refinance and or need for additional equity.

Asset classes include generally newer commercial, retail, medical, and multifamily properties typically located in areas that are experiencing above average growth due to long term economic fundamentals.

First Guardian Group seeks to:

• Acquire distress or stabilized income producing assets owned as 1031 exchange in Tenant in Common ownership
• Provide ongoing asset and property management services including monthly, quarterly, and annual reporting maintenance of TIC ownership structures, and tax compliance documentation
• Analyze operational deficiencies, estimate financial needs of the property on a long term basis, and make recommendations for a turnaround
• Invest in all stages of ground-up real estate development
• Originate investments in joint ventures with established developers and strong local operating partners
• Provide private equity and debt options to real estate developers through leveraging an extensive network of relationships in both the capital markets as well as with regional and local banks.

First Guardian Group and its strategic partner, Asset Plus Corporation, currently oversees over 16,000,000 total square feet under management, throughout the United States plus numerous real estate development private equity funds.
